Hemlane for Property Manager's

Comentários: It is easy to use once it is set up the maintance department is superb and they are constantly taking care of the tenants

Easy to use. The office upgrades the software to make it easier for the user to work with

There are still things that I personally will like to change but I always talk to their office and they had made the change

Hemlane is a good product

Vantagens:

Excellent lease tracking which provides a relatively seamless way for tenants to pay electronically

Desvantagens:

I don’t like that in Financials, I can’t look at what’s outstanding for the current month without filtering

Vantagens:

The ability to direct and monitor tenant payments to landlords without needing to have funds go through a trust account.

Desvantagens:

Would like the ability to request security deposit returns from landlord to a tenant. Landlords seem to have trouble initiating this on their own.

But what sets Hemlane apart is their exceptional customer service, always ready to assist, proactive, and remarkably personable, truly epitomizing what a customer-centric organization should be. Moreover, the positive feedback from our tenants reaffirms our decision. They find the platform incredibly convenient to use, making their interactions with us smoother and more satisfactory. Hemlane Just Works

Comentários: I've had a good experience with Hemlane and have recommended it to others. It is quick to learn and easy to bill in and out of. The higher tier packages were more expensive than I could pay for the services provided.

Vantagens:

Gone are the days of going door-to-door accepting rent payments with online payment portals.

Desvantagens:

I wish there were pre-made leases using legally binding e-signatures that could be sent back and forth within the software portal.

Hemlane saved my business!

Comentários: I have been utilizing Hemlane for the past couple years and every time I have a question or concern they are always super responsive and help with any assistance I may need whether it be with tenants or Landlords. Exceptional service! Looking forward to continuing to do business with Hemlane and growing my Management company.

Vantagens:

The most important feature that I love is "Transparency" , a platform that is designed to be clear with your landlords without any gimmick. The rent's being directed to their accounts at a push of a button is super helpful. The communication feature between the tenants is great! Simplicity is also key here with this platform.

Desvantagens:

To be picky I do think the platform is a little compartmentalized a little too much it makes it a little hard to navigate certain things. However, once you get the hang of it you know your way around. I would say the two things Hemlane can improve on is 1.) Guest Cards a little bit of a easier way to schedule a showing. The showing set up is kind of weird. I don't use it but would like it to be integrated with my calendar. 2.) The maintenance requests are a little hard to navigate such as recording payments and such. Just very minimal technical things. Hemlane is constantly improving their software though.

Hemlane is Great

Comentários: As a multi family residential property management company Hemlane was the best in terms of features, price and functionality. The software is very easy to use and customer support was really helpful with implementation. I highly recommend for anyone in need of automation!

Vantagens:

Online payments and online maintenance features are essential.

Desvantagens:

I wish you could target specific sites when advertising listings. Right now the software mass advertises vacancies.

Comentários: Positive! The communication has been great (sometimes overwhelming even). The disposition of all the reps is very positive. They've been sympathetic to both tenants needs/concerns and well as owner decisions.

Vantagens:

Maintenance management. Leasing assistance.

Desvantagens:

I have one home where four renters share. Each pay separately, some via Hemlane, some offline. Some of the accounting / financial management has been tricky.

Hemlane providing great services

Vantagens:

Hemlane is easy to use and helps greatly with online property management. Helpful reminders about lease expiration, rental collection dues and deposits, daily updates on maintenance activities. Overall it is great service especially managing properties remotely. I would like to recommend to home owners who are looking for these services.

Desvantagens:

None I can think of now. Will update here if any.

Best way to dive into real estate without paying for professional management

Vantagens:

I love the maintenance tracking and coordination. The cost for that is well worth it.

Desvantagens:

Financials are a little challenging. Ideally it would sync with my bank and credit card accounts. I currently use Stessa to manage my finances.

Great for first time landlords!

Comentários: Overall, I’m very happy with this software choice. Help is a call or email away if I ever need it.

Vantagens:

Dedicated Hemlane representative to provide platform indoc and help you through the process for the first few weeks.

Desvantagens:

So far I haven’t had a negative experience! The platform even provides comps within your area so you know if you’re above, below or at market value for your property.

Great Property Management Solution

Vantagens:

Hemlane is great because it’s easy to use, inexpensive, and has a lot of great features. Additionally, the support team is great!

Desvantagens:

I wish it could stay logged in on my browser and phone so that I didn’t have to enter login info every time I want to access it.

Hemlane is #1 solution for self managing landlords period

Comentários: my overall experience is very good so far, and im teaching other people to use it as a better solution vs property management companies.

Vantagens:

rent collection made easy, tenant's portal, superb tenants customer support when maintenance tickets are open, great UI, these are some of the pros i managed to see in Hemlane, and have not yest touched base with marketing.

Desvantagens:

i think there are more better solutions for accounting as far as keeping track on property income and expenses. such as Stessa. and the billing method of Hemlane is just hard to get or understand. it seems to them very easy but its not like other websites subscription.

Makes my life much easier

Comentários: Mostly excellent! Their team is very responsive and supportive of any issues. They want YOU to succeed. They even helped me see that one of my units was underpriced and I ended up renting it out for $100/month more.

Vantagens:

Hemlane makes it really easy for me to manage, collect and refund payments for tenants. I've been very pleased with that functionality and also the marketing automation. E.g. when you post a listing for a unit, it will automatically get posted on all the major sites where renters are looking. Then once people inquire, there is an automated e-mail response that encourages prospective tenants to fill out an application or reach out to the property contact with questions. I find this a very efficient way to manage dozens of inquiries when I post an availability and screen tenants efficiently. The application allows you to easily collect all the information for screening tenants in one place.

Desvantagens:

The user interface could use improvement. I had to reach out to support with questions a few times to learn how it works. It's not as intuitive as it could be which has created more of a learning curve than I would have liked. Processing online payments takes longer than I'd like (3-4 days)- though honestly this is probably more the fault of the ACH Network rather than anything Hemlane has control over.

Best Value and Easy to Use

Comentários: They are very responsive. The agent I used to get the account was awesome and easy to work with.

Vantagens:

I like that it's automated. My tenants use it with ease and I can see where the money is at. It links directly with my bank accounts and keeps the books for me. It's as close to having a book keeper that I've ever had.

Desvantagens:

The interest in showing screen, I have to create a showing first and then I can invite them, not just invite them to the showing.

Comentários: I have had a great experience using Hemlane. I moved to a new city over an hour away and instead of selling my house, I wanted to make it a rental property. The rental property industry/ process was all very new to me and Hemlane made it very easy. I have the "Complete" package and it gives me a huge sense of relief. I did not need an agent to help find a tenant, but I do use all of the other features in the package. I am not the first point of contact the tenants go to if there are any issues with the house. The tenants go directly to Hemlane. I was able to provide Hemlane with services providers that I have worked with in the past that I trust and know will do a good job. Hemlane will coordinate any repairs with those service providers and ensure the job gets done. Overall, I have been very happy using Hemlane. They have been responsive to my questions and have fulfilled all of my requests. They are professional and you can tell they want to ease the stress of owning a rental property.

Vantagens:

I have only been using Hemlane for less than 6 months, but so far what I like most about this software is the Dashboard. This allows me to see at a quick glance the following information; outstanding tasks, quick stats of my property, and quick jump links to other areas of the site that are frequently used.

Desvantagens:

My honest review is that I have not found something that I dislike about Hemlane. All of my requests have been fulfilled.
