> **Vantagens**: 1. Absolutely perfect for small businesses with great cost.&#10;2. Managing rents and properties are not a big deal now. Taking rents online through app is safe and hassle free.&#10;3. Giving rent reciepts and invoice generation is also a quick job to done.&#10;4. Managing and checking properties availability is quick and easy.

> **Desvantagens**: 1. Customization in the platform is very limited and restricted.&#10;2. Little bit issues in performance while paying or receiving rents.&#10;3. Customer support is very less knowledagble and not much helpful.

> It is very useful platform to avoid any move and forth in managing the properties for reselling, renting or for lease as well. Everything related to that can be done on one platform effectively.

> **Vantagens**: Handling applications in-app along with background checks and deposit payments makes the renting process smooth and as easy as it can be\!&#10;The accounting side is simple and provides the tracking and accounting that's required come tax-time.

> **Desvantagens**: I struggle with lease changes and renewals.  The interface is a bit clunky and I find myself doing something wrong which results in having to redo it and causing confusion with the tenant.  I'm sure I'm doing something wrong in the process... but it's still not as smooth as it should be.&#10;&#10;Also, while tenants can setup auto-payments, it's not pushed by the platform, so the tenants need to be reminded to set it up - and then they forget to pay.  A huge improvement would be to basically default (with the tenant's consent) to setup auto pay, and let them opt out of it if they don't want it.&#10;&#10;Most/all of my tenants do want autopay, but it's an extra step for them, and when the rent increases, they need to set it up again.

> I've been using TenantCloud for over 2 years for my small portfolio of 10 properties.  It's a great tool to manage applications, leases, tenant payments, and accounting.  I moved from Apartments.com and I'm much happier with TenantCloud.

> **Vantagens**: TenantCloud has a clean, intuitive interface that’s (mostly) easy to navigate. I appreciated the wide range of features it offers in one place—tenant screening, online payments, communication tools, and even a tenant-facing app. For the price, it provides a lot of value and makes property management feel more professional and organized, especially for smaller portfolios.

> **Desvantagens**: The accounting functions have been difficult to work with and have created challenges in keeping accurate financial records. I had to turn off the QuickBooks Online integration because it was too disruptive to my books. While the features look great on paper, the real-world workflows often feel clunky and require more effort to manage than I’d like.  Also the onboarding \&amp; new customer support is quite terrible.

> Overall, TenantCloud is a solid platform with an impressive feature set at an affordable price point. However, in my case, the accounting and reporting struggles have outweighed the benefits, and I’ve started looking at alternative solutions. I think it could be an excellent fit for certain landlords or property managers who value affordability and are willing to work around some of the quirks. My advice is to test the workflows that matter most to your business before fully committing.

> **Vantagens**: One stop shop for all your property management needs. You can list and manage all your properties for a pretty decent price, especially when compared to everything else that is out there. Their customer support is responsive and you almost always get a live person. Lease management is a breeze, too\!

> **Desvantagens**: The accounting management and reconciliation process is a little funky, but that does not make it any less manageable. It just adds an extra layer of learning that I wish was not there. Also, they only use Google to verify addresses, so good luck listing a brand new house to lease if google doesn't recognize the address yet. Totally not cool.

> Other than the listing reliance on Google only that has caused me significant issues (and they won't change anything as of my last conversation), so far so good.

> **Vantagens**: The simple interface and approachability of the platform are spectacular -- so easy to use. And the app team is developing new features at a rapid pace. My tenants absolutely adore using TC to manage and pay rent.

> **Desvantagens**: The pricing model restricts usage of limited access accounts (like CPA access) which is a bummer. And it has some rough edges when managing commercial leases (like rent escalation schedules; CAM charge adjustments; etc). My only two gripes.
> 
> Breath of fresh air after trying to manage rentals with QB Online and considering the big alternative apps (AppFolio; Buildium; etc). Tidy yet fully featured platform that has allowed me to consolidate all lease management \&amp; rent payments with a single interface. As soon as the platform can handle credit card reconciliation properly \&amp; build out its reporting a bit more, our CPA says we can likely ditch QuickBooks Online for any accounting features we need which would be huge. Their development pace is very aggressive which we love\!
